  • Conduct a thorough Needs analysis to determine guidelines for the home search.

  • Pull homes from FMLS/GAMLS the gold standard and most up to date search engines.

  • Look at homes that are on the market and off the market.

  • Search daily as well as set you up with an auto email of available homes.

  • Only send you homes that match your criteria.

  • Make use of social media to search for potential sellers of homes that meet your needs.

  • Schedule and attend showings and Open Houses.

  • Reach out to our Relocation Department to find homes that will be coming on the market.

Clients will know the value of the homes they are interested in:

  • Complete a thorough Comparative Market Analysis.

  • Provide an Absorption Report.

  • Supply a Full Market Report.

Clients will be given the best opportunity to win in multiple offer situations:

  • Reach out to the listing agent too see if there are multiple offers.

  • Check to see if there are items that are important to seller that we could include in the offer.

  • Have our local lender reach out to the Listing agent on your behalf.

  • Make you aware of programs that might help you strengthen your offer.

  • Write a strategic offer on your behalf and submit it in a timely manner.

Clients will have the opportunity to determine the condition of the home during the due diligence period:

  • Provide a list of reputable list home inspectors

  • Review the home inspection with you.

  • Provide a list of inspectors that deal with specific issues based on the home inspection report.

  • Write an amendment to address concerns on your behalf or ask for financial compensation.

  • Recommend an insurance broker to help understand the cost and coverages available.

  • Recommend a Home Warranty Company.

  • Recommend preferred closing attorneys to protect you and get your new home closed.

  • Set up and attend the final walk through.

  • Attend the closing and celebrate you having the keys to your new home.
