I’ll only need about 15 minutes of your time to tour the home and explain how we’ll highlight your property to thousands of local real estate agents quickly, list it on the Multiple Listing Service (MLS), and promote it online – possibly even on television! We’ll also leverage social media, host open houses, feature your home on my website, and create a dedicated webpage just for your property.

3. Prepare your Home for Sale

I can guide you in identifying which small (or big) fixes will make your home more appealing. Simple tasks like patching up holes, applying fresh paint, and thorough cleaning can significantly enhance how buyers view your home. If there are larger or more expensive repairs you’d prefer not to pay for upfront, I can explore options that allow these repairs to be completed without immediate payment, with costs settled at closing.

Staging your home, whether professionally or DIY, can also play a crucial role in its appeal. Buyers need to envision themselves living there. To facilitate this, it’s a good idea to store away personal photographs and minimize clutter.

4. List and Market Your Home

Showcasing Your Home: Once you list with me, I’ll quickly get your home on the MLS, allowing other agents to bring potential buyers for viewings. A yard sign will be placed, and I’ll actively market your property across all relevant platforms to attract the ideal buyer. My goal is to make your home stand out in the market!

5.Evaluate Offers

When interested buyers make an offer on your home, they’ll detail the sale terms for your consideration. If some terms don’t align with your expectations, you can make a counteroffer. It’s crucial to look beyond the price – factors like the buyer’s preapproval status, down payment, and loan type are key in evaluating the offer’s strength. A stronger offer increases the likelihood of a successful sale. As your agent, I will assist you in understanding and navigating these various elements of an offer.

6. Confirm the Sales Agreement

The purchase agreement, once signed, becomes a legal document outlining the sale’s terms. It specifies critical deadlines for inspections and necessary disclosures, with dates set through mutual agreement between the seller and the buyer.

7. Post-Contract Negotiations

Purchase agreements often include conditions like an inspection period. This period permits the buyer to review the home inspection results and decide if they want any issues resolved. As the seller, you have the option to address these issues, modify the sale price, or choose not to take any action.

8. Time to Close the Sale!

Get ready for a signing marathon – it’s closing time! This involves a flurry of signatures, typically organized with the title company. After signing all documents and settling closing costs and fees, the title company will send the buyer’s documents to their lender, and your payment will be processed.

Remember to bring these items to the closing:

  • A valid photo ID (like a driver’s license or passport).
  • House keys.
  • Garage door openers.
  • Documentation for any appliances and warranties.
  • Receipts for completed repairs.
